What a direct sale can change at the county seat

Compared with preparing and listing, a direct sale often reduces:

It does not remove the need for someone with authority to sign. If that person is unclear, start with courthouse proximity is not signing power rather than with an offer request. A nearby clerk does not fill that gap.

What we will not promise

The operator has not approved public guarantees about cash, inspection policy, earnest money, closing costs, cleanup, contents, timing, occupancy, or buying during estate administration. Until those facts are confirmed, this page will not say we pay cash, close on any day you pick, skip inspections, or buy every Caldwell house.

Condition on older streets versus later tracts
