Distance from Caldwell’s clerk does not appoint you to sign
Locals can walk or drive to Canyon County offices. Heirs in another state cannot. That gap is logistics, not a conclusion that you should sell, and not a finding that someone in Caldwell may sign for you.

Confirm the physical situation
- Is the Caldwell house vacant, occupied by family, rented, or unknown?

Belongings and access
